  • Your safety is our highest priority. That’s why it is important to obtain a gas safety record (also known as a gas safety certificate) when buying a house.

Unsafe appliances can cause carbon monoxide poisoning, gas leaks, fires and explosions which is why we always advise our customers to get all gas appliances checked by an approved gas safe engineer.

To obtain a gas safety certificate:

    • Ask the current owners for a gas safety record for all appliances in the property.

    • If they are unable to provide a gas safety certificate within the last 12 months, please get in touch with us to arrange a gas safety check before you move in.

  • Under current Building regulations in England, the local authority must be notified when any heat producing appliance has been installed at your property.

After the local authority has been informed a building regulations compliance certificate will be issued. This is the certificate that you are required to give to the buyers. This is different to the gas safety certificate.

If you have lost you building regulations certificate you can obtain a new one through the gas safe registered engineer that installed the appliance.
